This is the first full scale reclad for the Ministry of Education.

For Stage One there are two areas of initial concern:

  • The Library Block &
  • Relocatable Classroom

The school will look to continue further re-cladding works once Stage One has been completed.

 This extremley difficult reclad was one of the trickiest we have come across for a while, reclad through winter, 50 meters from the ocean, huge winds and storms as well as a majorly complex design.

Completed in 180mm Linea weather boards combined with a bandsawn face treated plywood sheet.

The electropolished stainless steel flashings and parapet caps really set the home off.

 There was no room for error when dealing with these parapet caps, one scratch and they would be destined for the rubbish skip.
The specialist contractors did a fantastic job.

 


 

  • Norfolk Pines. Albany Highway re- cladding and remedial construction work of     44x 2-storey units in Albany.

This 2 storey complex was split into 6 blocks and undertaken one block at a time with a cross over period between blocks. Previously clad with Harditex, the cladding was replaced with Insulclad entirely.

Due to the increase in cladding thickness roof lines had to be extended to accommodate the new increased width.

The remedial work to these blocks was undertaken while unoccupied, which allowed the work to be completed quickly without ongoing disruption to tenants or owner occupiers.

  • Cleveland Rd Parnell, 25x 3-storey apartments.

  • Duration 11 months.              

This complex proved to be a challenge with major excavation work to a waterproofed retaining wall 2.5m below ground level with no access and the inability to crane a digger into the area. To achieve the excavation we enlarged a personnel door through a block wall at the rear of the complex and dismantled the digger until it was small enough to fit through the hole. It was then winched up a 2 metre high vertical retaining wall and was reassembled. The process was repeated to remove the excavator on completion.

The complex previously clad with solid plaster over Hardibacker has now been clad with Monotek, finished with Mineral Plaster Technologies sponge finish plaster system over a drained vented cavity.

The majority of the decks have been rebuilt and waterproofed using Butynol and retiled on Deck Jaks, which provide a level surface at entry point that allows access to the membrane for maintenance and cleaning.

This complex job was undertaken with the majority of owners and occupiers moving out while their unit was worked on. Parking was restricted to the street due to the tight nature of the site as well as scaffolding in front of garage doors, reducing the turning circle into garages.

This complex was split into a number of different phases some running concurrently with each other.


  • Parnell Rd, Parnell re-cladding and remedial works to 3x 3-storey apartments and 3x 4-storey apartments.

Again this was an incredibly tight and exposed site. Once the existing Harditex cladding was removed it was found the exterior walls did not line up from top to bottom and at times were 70mm out of alignment. This required an incredible amount of straightening to the building prior to the installation of the James Hardie Exotec rain screen with expressed sheet joints.

Decks were rebuilt and lined with Butynol with tiles over Deck Jaks to provide level entry access over the new 100mm high threshold from deck level to floor level.

50% of the residents moved to other accommodation during the construction works on their unit . This was undertaken in two stages with a cross over period between stages.


• Re-cladding and remedial works to an 82 unit retirement village with an additional 13 room hospital facility on Auckland’s North Shore

This project consists of 7 stages and has being completed on a stage by stage basis.

Projects don’t get much more complicated than this. While completing a full re clad on the exterior walls, we are at the same time undertaking the full replacement of the roof. The residents remain in their units during the works with quality of care remaining paramount..

The roofs are a combination of single layer Torch Down membrane and metal profile. Our work consists of removing the membrane and substrate and rebuilding the roofs to create falls to the outside of the building with the implementation of new eaves and external gutters.

The new roofing membrane is then laid over a newly constructed plywood substrate. The metal roofs were removed and raised to accommodate an increase in the depth of the internal gutters.

The wall cladding was previously EIFS (Exterior Insulation Finishing System) with small panel areas of timber weather boards. This has totally been removed, proper detailing undertaken on the junctions and around decks and replaced with similar cladding systems over a drained and ventilated cavity system.

This site has run for nearly two years through summer and winter, while maintaining care and the quality of life with minimal intrusion to the lives of the residents.



• Re-cladding and remedial works to a 4 storied apartment complex in Bute Road, Browns Bay. The project encompasses a full replacement of the membrane roof with a new pitched metal roof.
This building was a difficult project, with 5 storeys to the roof top which consisted of a torch down product over plywood with Butynol internal gutters.

The full roof was removed and rebuilt to provide suitable falls to the central gutter with the implementation on new wide eaves, followed by new profile metal roofing being installed.

This project was carried out through the winter in an extremely exposed position 100m from the Hauraki Gulf.

The re-cladding of the top six penthouse apartments formed the first stage of work to this complex also completed through extreme winter weather conditions, 4 storeys up, with minimal room to work on balconies. Access by way of stairs, lift and crane were the only way to insert materials or remove demolition materials from the site.
